Renter packet

For people renting a home at Eldorado, and for the owners who rent to them. The leasing rules are in Article IV of the 2021 Rules & Regulations, with the tenant rules in Article IX.

  1. The owner has owned the unit for at least two consecutive years before a lease can be approved. (Rules Art. IV.G)

  2. No more than 10% of the units may be leased at one time. An owner whose lease would pass that limit goes on a waiting list. (Rules Art. IV.G)

  3. The lease is in writing and runs for at least twelve consecutive months. (Rules Art. IV.H and IX.6)

  4. No subletting or assignment of the lease is allowed, including to friends and relatives. (Rules Art. IV.H and IX.2)

  5. With the lease application, the owner submits an affidavit that no side agreements, spoken or written, change the lease terms. When a lease ends, a new lease goes to the management office. (Rules Art. IV.H)

  6. Submit the application package and screening for the tenant. (Rules Art. IV.B)

  7. Meet the credit score requirement of 700 or higher. (Rules Art. IV.O)

  8. Everyone over 18 who plans to live in the unit is submitted for a criminal background check. The Board of Directors makes the final decision. (Rules Art. IV.P)

  9. Allow at least 30 days between a complete submission and the start date of the lease. (Rules Art. IV.C)

  10. The tenant or the owner deposits one month’s rent with the association. The owner also provides the security deposit that Florida law allows. It is held in escrow and returned if no damage is caused. (Rules Art. IV.A)

  11. No rooms may be rented, and no transient or short-stay occupancy is allowed. (Rules Art. IV.J and IX.6)

  12. Have homeowner’s insurance at the time of the lease and keep it active for the whole term. Give the office proof of renewal and payment each year. (Rules Art. IX.9)

  13. On signing the lease, the owner gives the tenant a copy of the Rules & Regulations and gives the property manager the owner’s new address. (Rules Art. IX.5)

  14. Register with the management office before the move-in date. The registered keys and fobs are activated then. (Rules Art. XXVI.A)

  15. Reserve the service elevator for the move-in at least 7 days ahead. The non-refundable move fee is $150, and a $300 deposit by check is required. (Rules Art. XXV.D, F, I)
